      <image:caption>24-02 49th Ave. | Main Lobby Repositioning Turi Management Corp partnered with Innovo Property Group for a 16,000 Sq. Ft. High-End Lobby repositioning of their existing building. The building’s prior orientation consisted of existing loading docks that supported the previous warehouse function of the property. The project included the replacement of the existing loading dock garage doors with new exterior storefronts, a new exterior canopy, and a new sidewalk that corrected the existing curb cuts and provided DOT approved pedestrian sidewalks. The interior of the loading dock was transformed from a commercial trucking garage to a building lobby, complete with new polished concrete floors and micro toppings, restrooms, an elevated wood platform, new elevator, custom elevator vestibule, exposed ceilings with custom lighting and new HVAC, electrical, and sprinkler systems.</image:caption>

      <image:caption>24-02 49th Ave. | Capital Improvement Turi Management Corp partnered with IPG as the Construction Manager as Agent for the planning and execution of the repurposing of Innovo’s Long Island City property. This effort consisted of Change of Use with the result of new TCO for the use of Office. New building infrastructure services were designed and installed to upgrade the property for commercial office use. Building HVAC, expanded and new electrical service, new elevator and modernization of existing elevator service, new Class E fire alarm, and life safety to achieve TCO. The exterior of the property were fully rehabilitated with substantial Local Law 11 improvements to the masonry construction. Once the Local Law 11 and masonry upgrades and corrections were completed, the exterior underwent a beautification that included painted new stain and colored membrane to the entire façade.</image:caption>

      <image:caption>24-02 49th Ave. | Roof Replacement Turi Management Corp partnered with IPG for the completion of a total roof replacement covering 100,000 Sq. Ft. Turi provided a design assist to budget and plan several roof replacement options after which a new, R33 Built Up Roof membrane with tapered insulation to new roof drains was selected. During construction, material shortages forced delays for the installation of the roof insulation risking an overall delay in completion of the project. Turi worked with the roof consultant and manufacturer to substitute the tapered insulation with insulated poured and tapered concrete, which was readily available. The solution allowed for the completion of the project on time, while maintaining the required R33 insulation value.</image:caption>

Ft. high-end interior office fit out. Turi worked with TPG to help establish budget and design of Fosterlane’s Pre-Built Standard offering to potential tenants. Turi executed the construction of the 28th floor pre-built standard for leasing and marketing. The fit out consisted of polished concrete floors with exposed ceilings in open areas and acoustical ceilings in the open office area. New office fronts, carpet, lighting, and millwork finishes were installed to demonstrate the level of sophistication for potential tenants. The 25th and 27th are being programmed.</image:caption>

The reposition consisted of all new MEP infrastructure and deployed a new HVAC mechanical plant, electrical service, electrical switchgear, and electrical distribution. The redevelopment consisted of a full demolition of the building’s ground floor to create a new lobby and tenant experience. The building’s façade opened in many areas to create terraces providing natural light and fresh air to tenants. The existing roof setbacks and main roof were constructed to create a new rooftop amenity.</image:caption>

Turi expanded the former office footprint by installing custom finishes throughout the space, including marble stone tile floors, back painted glass, exotic veneer millwork, slatted pop-up ceilings, exposed acoustically treated ceilings, and wood floors. The scope included a new café and conference room center, gymnasium, and open office floor plan. Upgrades were made to all existing infrastructure, including electrical, plumbing, mechanical, and data cabling. Turi worked hand in hand with Ted Moudis Architects during preconstruction to provide a design assist while programming, schematic design, and exploratory demolition took place. This preconstruction design assist during the architectural and engineering design phase was crucial in the success of delivering the project on schedule and within budget.</image:caption>

Elena quickly learned that managing the quality of work within the accelerated school construction schedule requires extreme attention to detail and precise assessment of the early procurement and coordination activities. She learned that despite the short summer timeframe for physical construction, safety practices should never be compromised. Elena then worked for an ENR top-ranked construction management firm where her roles varied from Site Superintendent to Cost Estimator working on high-end corporate interior construction. With a results-driven approach, she honed her problem-solving skills in tackling technical issues of design and construction both on the jobsite and on paper. Her professional experiences over the years have given her significant insights into the industry’s best practices and the notion that estimating is more of an art than a science because the valuation of a construction project is not simply the sum of its parts. In her role as President, she focuses on those elements that drive a project’s success, always seeking to uncover their significance to the larger whole. Elena holds a Master of Science Degree in Real Estate Finance from New York University, a Bachelor of Science Degree in Civil Engineering from Polytechnic University, and a LEED Certification from the U.S. Green Building Council.</image:caption>

He had the opportunity to learn about the technical aspects of the business of construction and the dynamics of dealing with both the contracting supply chain and institutional clients. He then worked for a smaller contracting firm that predominantly served building owners learning about landlords’ business drivers and new aspects of the contracting supply chain that services that market. Over the course of several years, having worked for construction managers and major institutional clients, Sal has developed concepts and applied winning value-creation methods both in project management and cost valuation. At the request of clients, Turi Management Corp was created to carry the entire construction management effort and seamlessly liaise with architects and engineers during the programming and design phases. Sal leads Turi’s business development and contributes to talent development and operations. Sal holds a Master of Business Administration Degree from Columbia University, a Master of Science Degree in Construction Management from the New Jersey Institute of Technology, and a Doctoral Degree in Civil Engineering from the University of Palermo.</image:caption>
